What Can I Have Installed Under The ECO4 Scheme?

The ECO4 scheme is intended to support decarbonisation goals both on and off the gas grid and the upgrade of properties with an EPC rating of bands D-G. The definition of "on-gas" as homes connected to the mains-gas grid regardless of the home's current heating type, and "off-gas" as those not connected to the mains-gas grid.

Below are 2 tables which show which insulation and heating measures can be installed under the ECO4 scheme broken down into owner types.

Due to how easy it can be to raise a property from a 'D' EPC rating to a 'C' the ECO 4 scheme is primarily focused on supporting properties with an EPC rating between E-G but owner occupied properties with a 'D' rating may also be eligible.

Key Points:

  • While the scheme can accommodate owner occupied 'D' EPC rated properties, the funding is primarily focused on supporting properties with an EPC rating of E-G only.

  • If your EPC says 'assumed filled' for the insulation type, this will because the surveyor that completed the EPC could not see the insulation and the software marks it assumed due to the age of the property. This means that if your property is rated D or above, it could actually be lower once an intrusive survey is completed.

  • An intrusive survey just means the surveyor will for example drill holes into the cavity wall and use a camera called a boroscope to check for insulation.

  • If your EPC says 'filled' next to an insulation type and you do not believe this is true; either because you have lived in the property a long time and it has not been done or your home is very cold. A survey can still be carried out to check if this is the case.

  • If your property is rated D or above and you would like an Air Source Heat Pump and/or Solar PV it is extremely unlikely that the funding available through the ECO4 scheme would be able to cover the cost of the install. We would instead suggest looking at the Boiler upgrade scheme.
